First Things to Consider When Buying Waterfront Property Around Kenora

Buying a waterfront property around Kenora is a dream for many people—but once buyers start looking more seriously, they quickly realize that not all waterfront properties are created equal.

When I talk to buyers looking for a cabin or cottage in the area, I usually start the conversation with the same question—or joke:

“Are you looking to fish a different spot for the rest of your life, or do you just want a dock to have sunset beers?”

It usually gets a laugh, but there’s truth behind it. One of the first things to think about is not just the property itself, but the body of water you want to be on.


1. How Important Is the Body of Water Itself?

For many buyers, Lake of the Woods is the dream.

With more than 14,000 islands, endless boating opportunities, incredible fishing, and a strong sense of privacy and freedom, it’s easy to understand the attraction. But what also comes with that is a higher price tag—especially for properties with good access and desirable shoreline.

For buyers looking for a large body of water with a more approachable price point, the Winnipeg River can be an excellent option.

Many areas along the river offer road access, which is a major convenience and often a deal breaker for buyers. Hydro is also widely available in these areas, making ownership simpler and more comfortable for many families.

Beyond those larger systems, our area also has an almost endless number of smaller lakes that can offer a great balance between:

  • price
  • privacy
  • accessibility
  • recreation

For some buyers, a smaller lake ends up being a much better fit than they originally expected.


2. Is Road Access a Deal Breaker?

This is one of the biggest questions buyers need to answer early in the process.

Road-access properties on Lake of the Woods are limited and highly sought after. Areas like Storm Bay Road and Beach Road in Norman are very popular, but listings in those locations are relatively rare and often priced around—or above—the million-dollar mark.

Clearwater Bay also offers road-access opportunities through areas like Burma Road and Deception Bay Road. Being on the east side of Kenora makes these locations especially attractive for buyers coming from Winnipeg, since they save a considerable amount of driving time.

Areas like Lily Pad Bay and Poplar Bay can also provide road access to Lake of the Woods, although many of those properties are located on leased land.

The reality is that most available properties on Lake of the Woods are still boat-access cabins and cottages. For some buyers, that’s part of the dream. For others, it quickly becomes clear that carrying groceries, fuel, and supplies by boat every weekend may not fit their lifestyle.


3. How Important Are Services Like Hydro and Flushing Toilets?

Services are another major consideration that can dramatically affect both price and lifestyle.

Hydro access on Lake of the Woods can be limited depending on the area, while it’s generally much more common along the Winnipeg River and on many smaller lakes around the region.

Lakes such as Sandy, Alcock, Lulu, and Rabbit often provide easier access to hydro and year-round usability.

When it comes to septic systems and flushing toilets, space matters. Smaller lots or certain terrain conditions can limit septic options, which is why understanding the property beyond the cabin itself is important.


One of the things I enjoy most about helping buyers explore waterfront properties around Kenora is watching the moment when everything starts to click.

At first, many people simply say:

“We want a cabin on the lake.”

But after discussing access, services, location, boating, and lifestyle expectations, they usually leave with a much clearer understanding of what owning a waterfront property here actually means—and what type of property truly fits their needs best.
